FivePoint Valencia has been a popular choice since opening day, featuring hospitable, lively dynamics that enrich this planned community through every season. Residents choose from an abundance of special events, and the "Fall-encia" pumpkin fest is a recent example.

Nearly 500 residents and visitors took part in the October 14 celebration, which featured a pumpkin patch, refreshments and plenty of fun. Jack O'Lantern experts demonstrated carving tips, and Captain Tall Tale offered stories and games at the pumpkin patch.

"Fall-encia" was one of many special times this year at FivePoint Valencia, which also hosted Earth Day events, the "Trucktastic " showcase of special use trucks, and Friday Night "Happenings." While each gathering offered its own special signature, all provided lots of interactive fun.


More than 1,000 diverse households are now at home here. They include singles, couples and families from the Los Angeles area, and from such distant points as San Francisco, the Pacific Northwest and abroad.

High value and a sense of special place were drivers for many buyers. "We wanted a lot, not just for today, but for many years to come," noted residents Nithin and Sneha. "So many things were priorities for us—affordability with high value, excellent school districts, neighborhood stability and security, pleasing climate, outdoor activities, reasonable commutes to our jobs in LA—this was our short list!"
